Renting your first home

Budget the full move-in cost and understand the paperwork before signing.

What is this?

Renting creates a legal agreement to occupy a home in return for rent. Up-front cost may include a deposit, rent in advance, moving and utility setup.

Why it matters

The monthly rent can look affordable while move-in cash, bills, commuting and tenancy obligations are not.

What you actually need to know

The useful points

  • View safely, verify the landlord or agent and read the full agreement before paying.
  • Record inventory condition with dated photos.
  • Check how the deposit must be protected under the rules for the nation where the property is located.
  • Budget utilities, rates or council tax as applicable, internet, insurance, travel and furnishings.
  • Know who handles repairs and how to report them in writing.

Understand the commitment before paying

The tenancy agreement sets the rent, term, notice rules and responsibilities. In a joint tenancy, each tenant may be responsible for the whole rent rather than only their informal share. Verify the property and landlord or agent, read the agreement, and obtain written answers before transferring a holding payment or deposit.

  • Check the rules for Northern Ireland, England, Wales or Scotland.
  • Understand joint liability and guarantor commitments.
  • Keep the advert, agreement, receipts and communication.

Protect yourself at move-in and move-out

A detailed inventory with dated photographs creates evidence of existing damage and condition. Report repairs in writing and keep records. Near the end, follow the notice process, photograph the property again, record meter readings and request the deposit through the applicable protection or dispute route.

  • Test alarms, heating, water and appliances promptly.
  • Do not withhold rent casually because of a repair dispute.
  • Budget for cleaning, moving and overlap between properties.
Realistic situation

Move-in cash

Rent is £750, the deposit is £750, rent in advance is £750 and moving/setup costs are £300.

£750 + £750 + £300 = £1,800 needed before the first normal month is fully underway.
What this means for you

Use the same steps with your own figures. Change one assumption at a time and check that essentials still fit before committing.

Mistakes to avoid

Common traps

  • Sending a deposit before verifying the property
  • Skipping the inventory
  • Assuming bills are included
  • Signing a joint tenancy without understanding shared liability
